Insurance in Asheville, NC
Madison Insurance Group is an independent agency on Patton Avenue in downtown Asheville, writing auto, home, renters and flood coverage across Buncombe County, and because we compare every line across our carrier network instead of selling one brand, the stale limits and the missing flood policy in a file nobody has read in years turn up before a claim does.
The Asheville office runs by appointment. Book a time, bring your current policy, and we will read it with you.

Car Insurance in Asheville, for the Roads You Actually Drive
Asheville driving is a specific set of risks and a policy should reflect it. The I-240 loop backs up onto the Bowen Bridge merge, the I-26 and Brevard Road interchanges put local traffic and through traffic in the same lanes, and the grades and curves coming down off the mountains give a driver less room to react than a flat highway does. Add deer at dusk on the Parkway approaches, tourist traffic through Biltmore Village and downtown from spring into fall, and the low-speed parking-deck contact that turns into a claim more often than anyone expects.
North Carolina's minimum liability limits rose to 50/100/50 on July 1, 2025, meaning $50,000 in bodily injury coverage per person, $100,000 per accident and $50,000 in property damage, with uninsured and underinsured motorist coverage at matching limits. If you are renewing a policy written before that date, the limits on it may be below what the state now requires, and a driver rarely finds that out until it matters.
We read the declarations page, tell you what the limits, deductibles and optional coverages on it actually do, and compare the whole thing across our carriers. Our
auto insurance page carries the full requirements-and-coverage breakdown if you want to read up first.
What Moves the Price of Car Insurance in Asheville
Comparison sites publish averages. An average is built from thousands of drivers who are not you, and it cannot tell you what you would pay. What it can tell you is which levers exist, and in Asheville these are the ones that move a premium most:
- Where the car is garaged, down to the ZIP code, since rates are set by territory
- The commute, including whether it runs the I-240 loop daily or stays on surface streets
- The driving record, and how far back the most recent incident sits
- The vehicle itself, particularly repair cost and safety features
- The deductibles you carry on collision and comprehensive
- The liability limits you choose above the state minimum
Every one of those is something we can price two or three ways in the same conversation. Tell us what you are driving and where you keep it, and we will get you the real number instead of a range.
Home Insurance in Asheville, From Montford Bungalows to Black Mountain
Asheville housing stock is old, varied and expensive to rebuild, and those three facts drive almost every homeowners conversation we have here. A West Asheville or Montford bungalow, a North Asheville street of century-old houses, a Kenilworth or Haw Creek home, an East Asheville or Oakley property: each carries its own version of the same questions, and so do the houses out through Woodfin, Candler, Arden, Fletcher, Swannanoa and Black Mountain.
The details that actually decide these policies:
- Roof age and roof material on a house that may be a hundred years old
- Big hardwoods overhanging the roofline, and what happens when one comes down
- Steep driveways and hillside lots, which change access and rebuild cost
- Detached studios, garage apartments and outbuildings that need their own limits
- A rebuild cost that moved with local construction pricing, often past the dwelling limit on the policy
We start from what it would cost to rebuild the house that is standing, not from the tax value and not from the number that carried over last renewal, then compare
homeowners insurance across our carrier network from there.
Renters Insurance in Asheville, Standalone or Bundled With Auto
Asheville rents, and a renters policy is inexpensive relative to what it actually does. Most tenants underestimate all three parts of it:
- Your belongings, including the ones a landlord's policy will never cover
- Your liability if you damage the building or someone is hurt in your unit
- Somewhere to stay if a fire, a burst pipe or a storm makes the unit unlivable
In a rental market this tight, that last one is the hardest thing to arrange on short notice, and it is the part most tenants never think to ask about.
We write renters coverage standalone, and we bundle it with auto through Progressive, Travelers and Liberty Mutual, which is usually the cheaper way to carry both. Our
renters insurance page explains what the limits mean and how to figure out how much contents coverage you actually need.
Flood Insurance in Buncombe County, Beyond the Flood Zone Map
Barely 1% of structures in Buncombe County carried flood insurance, and
local reporting has documented what that gap cost households here. Three facts sit behind almost every flood conversation we have in this county:
- A homeowners policy does not cover rising water, whatever else it covers.
- Being outside a mapped flood zone is not the same as being out of reach of water, and creek flooding does not require a named river.
- Flood coverage is available two ways, through the federal flood program and through private carriers, and the two do not write every property the same way.
The French Broad and the Swannanoa reach further than most owners assume, and a steep watershed moves rain downhill fast, so a property that has never taken water can take it the year a storm sits in the wrong place. Which of the two paths fits depends on the building, the limits you need and what each will write, and we walk clients through both.
A federal flood policy generally carries a
30-day waiting period before it takes effect, so this is not a decision to make when rain is already in the forecast. Our
flood insurance page lays out what a flood policy covers and what it leaves out.
Short-Term Rentals in Asheville and Unincorporated Buncombe County
A homeowners policy is written for a home its owner lives in. It is not written for a property rented to guests by the night, and a claim on a nightly rental is exactly where that distinction gets discovered. Platform host protection is real but limited, and it is not a substitute for a policy on the building, the contents and your liability as the host.
The rules on which properties may be rented nightly are not the same inside Asheville city limits as they are out in unincorporated Buncombe County, and homestay rules inside the city differ again from whole-house rental. We are not the permitting office, but we insure the property for the use it actually has, which means telling us how the place is rented is the first step. Our short-term rental and Airbnb insurance page covers the full picture.
A property with a year-long tenant instead of nightly guests is a different policy again.
Landlord and rental property insurance covers the structure, your liability as the owner and the rental income you lose if a covered loss makes the unit unlivable, and it is the right policy for a rented house or duplex anywhere in Buncombe County.
Booking an Appointment
The Asheville office at 47 Patton Avenue meets clients by appointment, which can be booked by calling (828) 225-3210. Come with your current declarations pages for whatever you want reviewed, the house, the cars, the rental, and we can get through the whole list in one sitting.
If a weekday walk-in suits you better, our
Mars Hill office is a short drive north up 19-23 and keeps regular hours. Both offices are staffed by agents who live in these mountains and write the same lines from the same carrier network.
Why Asheville Clients Work With an Independent Agency
- We are independent, so the car, the house, the rental and the flood policy get compared across our carrier network instead of quoted against one brand's rate.
- We work without quotas, so the recommendation you get is the one that fits, not the one that pays us better.
- Our licensed agents explain coverage in plain language, in English or Spanish.
- We hold offices on both sides of the state, in the mountains and in the Piedmont, so a move across North Carolina does not mean starting over with a new agent.

Questions we hear from Asheville and Buncombe County
Is the Asheville office walk-in or appointment only?
The Asheville office at 47 Patton Avenue is open by appointment. Appointments are booked by calling (828) 225-3210, and you can also start one by email at info@abetterchoiceins.com or through our contact form. If you would rather walk in without booking anything, the Mars Hill office keeps regular weekday hours.
How much is car insurance in Asheville, NC?
There is no single figure, because North Carolina auto rates are set by territory and then adjusted for the driver. Where the car is garaged, the commute, the driving record, the vehicle, the deductibles and the liability limits all move the premium, which is why two neighbors with the same car can pay different amounts. We can quote your exact situation across several carriers in one conversation, which is more useful than any published average.
What are North Carolina's minimum auto liability limits now?
For policies issued on or after July 1, 2025, the minimums are $50,000 in bodily injury liability per person, $100,000 per accident and $50,000 in property damage liability, commonly written as 50/100/50. Uninsured and underinsured motorist coverage is required at matching limits. Policies written before that date may still carry the older, lower limits, so it is worth checking your declarations page.
Do I need flood insurance in Asheville if I am not in a flood zone?
Being outside a mapped flood zone means a lender is unlikely to require flood coverage, not that the property cannot flood. Creek and stormwater flooding happens well away from the French Broad and the Swannanoa, and a homeowners policy does not cover rising water in either case. We look at where the property sits, what water runs near it and what the flood program and private carriers will each write for it.
Do you cover Buncombe County outside the Asheville city limits?
Yes. We write throughout Buncombe County, including Woodfin, Candler, Arden, Fletcher, Swannanoa, Black Mountain and the unincorporated areas between them, and our Mars Hill office covers the northern end of the county and Madison County. We are licensed across all of North Carolina, so location within the state is not a limit.
Can I bundle renters and auto insurance in Asheville?
Yes, and it is usually the cheaper way to carry both. We place renters-and-auto bundles through Progressive, Travelers and Liberty Mutual, and we compare the bundled pricing against carrying the two separately before recommending either. Bundling also means one agent holding both policies, so a change to one gets checked against the other.
